The (now) professionally calculated BK 2025 are ready, calculated for your period of use according to the RCI calendar and an adapted category. These are the newly calculated (professionally calculated) costs for the week entered so far. That doesn’t mean you have to use and pay for this week.

Explanation brieflyThe current building is technically at the end, a Millions of euros had to be invested in the substance. U consultants have recommended a better method of hotel operation and worked out corresponding concepts. The investment required for this exceeds €7 million. This made a new financing approach necessary. Defacto, a shareholder of HNP GmbH, has taken over all shares and is providing the financing, he is now the sole owner of the Hotel Neue Post Erwerbs- und BetriebsgmbH and thus the owner of the hotel.The newly developed concept will be implemented structurally (2023 – 2024) and organizationally. The current tourist prices already reflect this. The (operating) cost accounting for “TimeShare” has been recalculated on the basis of capacity utilization. An alternative to fixed (TimeShare) weekly prices (operating costs vary per calendar week depending on occupancy) – > high discounts on hotel offer instead of operating costs
– is offered.
This should secure the income for the economic management of the hotel and thus your ability to use it for at least another 20 years.
Explanation in detail: (Caution – extensive)
The infrastructure of the house (fire protection, energy supply, heating) was no longer up-to-date and, above all, no longer met the legal requirements. An investment in the infrastructure in the millions was (urgently) necessary. In order to be able to continue to economically secure the tourist marketing, whose revenues make this possible and also our favorable possibilities of use as silent partners (I am now one again), a massive change of concept was announced, which also costs several millions. This necessity and the concept that has now been implemented is the result of a long and detailed (and expensive) consultation with various industry specialists. The result will be available to marvel at from December.

Explanation of terms:
- TimeShare or TimeShare Week – has no legal reference or reference to the old TSH club, is only used internally so that WE (you and I) know what we are talking about.
- Nobody bought a specific room – not even in the TSH club,
it was a category LIKE room xxx - Nobody has purchased a timeshare (one week, etc.) from Hotel Neue Post Erwerbs- und BetriebsgmbH.
- The HNP Club is not an association, but only the internal name of the silent partnership of the Hotel Neue Post Erwerbs- und BetriebsgmbH.
We have absolutely NOTHING to do with the TSH Ferienclub Hotel Neue Post (club) where you bought TimeShare weeks. - You are a silent partner of the Hotel Neue Post Erwerbs- und BetriebsgmbH and thus have a right of residence at favourable conditions, which are set out in the general terms and conditions of use
- The book value of the silent partnership is one euro.
- TS weekly costs = TS operating costs – HNP club fee – : include administration and maintenance in addition to the classic costs (energy, water, sewer). In the past, the calculation was based on 52 (now unrealistic) opening weeks
The economic background
: The method used in the first 35 years of the history of time shares at the Hotel Neue Post to divide the annual operating costs of the hotel over 52 calendar weeks was found to be inexpedient or unfair. Firstly, the BKs do not accrue evenly and secondly, a cost unit calculation (= who bears the costs) must take into account seasonality and utilisation, i.e. which (calendar) week is charged with costs and how. So far I have tried to compensate for this with the point system, which has caused more confusion and effort than it served for many. In the years of my managing director (since 1997), far more than 10 million € have been invested in the hotel, in renovation, maintenance, modernization and expansion. All income generated since 1997 has been reinvested or passed on to the silent partners through correspondingly low “operating costs”. Thus, the annual pre-tax results were usually almost balanced with a small black zero. Since 2007, the HNPGmbH balance sheet has continued to show negative equity due to the high investments/depreciation. This was possible on the one hand by frugal investors (profits were NEVER distributed, all income was reinvested 100% in the substance) on the other hand by the prioritized, touristic marketing and of course by strict cost awareness. This cost awareness has also forced us to longer and longer closure times since 2017. If the employees in a hotel (like ours) are in the majority for a long time, the earnings situation looks bad.
In the future, the Neue Post will be in operation about 300 days a year, so the possibilities of using the TS weeks are correspondingly limited.
The new operating concept and of course the current cost situations (safety requirements, energy costs, personnel) have required a massive “price adjustment” of all tourist products – in other words: everything has become massively more expensive – this is generally the case and can be read in all media.
This cost situation, the new room structure and the now occupancy-based allocation of operating costs to the individual weekly uses have a significant impact on the club fees for 2025, which now reflect the occupancy rate on the one hand, which was previously evident in the point evaluation, and on the other hand also the new room structure. There is not a single one of the original TSH rooms left.

The current management of HNP GmbH, one of the three is my daughter Nadia, wants to increase the possibilities for club members and simplify the booking options. This is to be realized with a hefty discount on the hotel price and also for catering.
The calculation of the dynamic hotel price (revenue management) of the HNP was developed by a brilliant mathematician who ended up in the hotel industry by chance. The algorithms behind this – which I happen to know well – result in a lower price than the fixed operating costs (2025 – i.e. recalculated) for the classic TimeShare week of use: = FIX booking of a week one year before the time of use, at a discount rate of 35% – strictly speaking, a lower price than the fixed operating costs (2025 – i.e. recalculated). In addition, the 35% applies to all types of bookings, including meals.
Yes – it is (sometimes considerably) more expensive than before! On the other hand, the hotel offer has also been greatly expanded and you can enjoy a newly renovated, greatly expanded and improved wellness area, equipped with a completely new, high-quality gastronomy concept, an upside-down

This is an offer – no more commitment to anything, no more annual fixed costs, no more points management; if you don’t come/don’t book, there is no cost.
The offer is valid as before: exclusively for club members and their nuclear family (children)-
For 2025, there is still a transitional variant that also allows the consumption of points.
From 2026, completely independent of weekly restrictions, operating costs, advance payments etc, you will be able to book any hotel room / hotel offer of the Neue Post as normal, online bookers will receive their own, individual booking code and thus access their own price range, which is about 35% below the “normal price”.” of the Neue Post. ” Normal price” is formatted separately because it does not exist in yield management. when, how long in advance and how quickly
you book your stay, which is an advantage for TS booking methods.
Existing points can still be discontinued as before; for 2025, operating costs per week and category are still listed,
for 2026 none will be prescribed.
The new hotel management relies on its great hotel concept, which has become so attractive that the pleasant operating cost advance payments are compensated for by correspondingly early (fixed) reservations. You can still deposit such a fixed posting in the RCI.

To put it simply, there are no more kitchens in the double rooms, but the possibility of booking FS or AB has been included in the club conditions (discount!).
In apartments B (2 rooms, 4 full beds) there are kitchenettes,
in apartments A on the third floor WestTrakt – (2 rooms, 4 full beds) new, large kitchens.
Conclusio
On closer inspection, a lot has changed – or nothing.
The hotel is still standing, the TimeShare operation is entering its thirty-seventh year (37: 1988 – 2025), TimeShare was and is a very changeable story. The operating costs have become more expensive (which is not) – but the – new – Upside Down Town Hotel Neue Post has become an absolute top hotel. Not a mezzie (Austrian for bargains) but still a feel-good holiday variant with an unbeatable price/performanceratio

After 36 years at the Hotel Neue Post, 27 of them as managing partner, (6 months were planned!!) I have completely handed over the bunch of keys (caretaker) to the next generation and will devote myself to my new, even more important task: teaching my grandchildren how to ski properly. I will certainly use my three TimeShare weeks in the Neue Post extensively – so maybe we will see each other again in Zell .
